Mandatory Green Roof Law Passes for New York Buildings

The world is going green—and many New York buildings are leading the way.

Solar energy has exploded in recent years, and the trend isn’t slowing down anytime soon. Expert estimate that solar PV capacity in the US will more than double during the next five years.

Green roofs are another trend in sustainable buildings, and once again New York is leading the way. In fact, the 2.5-acre green park on the Morgan Processing and Distribution building is one of the largest green roofs in the country.

It’s no surprise that the great state of New York passed Local Laws 92 and 94 regarding sustainable roofing systems.

About Local Laws 92 & 94

The New York City Council passed Local Laws 92 and 94 in April of 2019.

These breakthrough laws require sustainable roofing systems for new construction within the city. The laws also apply when roofs on existing buildings are replaced or expanded.

What exactly is a sustainable roofing system? According to the new law, it includes a solar photovoltaic (PV) power generation system, a green roof, or a combination of the two.

This new legislation is sure to have a positive impact on New York buildings and (in time) the nation as a whole.

As awareness spreads about the amazing benefits of solar energy and sustainable construction, let’s hope the rest of the country is quick to adopt similar practices.

 In NYC, the payback typically is less than 5 years when all the incentives are leveraged. 

These incentives include the rebates through Con Edison, with extra incentives for LMI housing, the property tax abatement for going solar that lowers the property tax bill during first four years after the system is installed and the Federal tax credit, which when combined with the depreciation savings allows customers the potential to cover around 80% of the cost of the system.
